This is a gem property for a private resort with Golfo Dulce beach front and large areas to build cabins or more traditional hotel rooms. The property can be accessed by road or by boat and would offer a great location for many kinds of tourism. There are 54 titled acres and this is where the large building pads with Golfo Dulce views. There are 5.5 acres of maritime concession land with 207 meters / 679 feet of private beach front. There is also another 11 acres of pristine mangroves which are not included in the land totals, as they are protected due to abundance of fish and other marine life that use them as a nursery. These mangroves and another large stream are great for kayaking and nature watching for future guests. Even the Rio Esquinas and Piedras Blanco National Park are a short paddle away by kayak.
The intense amount of secondary growth forest and wildlife would make this a perfect ecotourism destination for a eco-lodge, upscale retreat, or boutique resort. Various species of monkeys, tons of tropical birds, tapirs, wild pigs, ant eaters, pasotes, raccoons, and even large cats have been spotted on the property or nearby. Other uses could be an upscale private sport fishing camp or resort with direct access to the water and a short boat ride out of the gulf and into the open Pacific Ocean for deep sea fishing for Tuna, Mahi Mahi, Marlin, Sailfish, and Wahoo. Close to the beach guests could even kayak fish for Red Snapper, Snook, Rooster Fish and other species.
The property has recorded road easement from the main road, power and water on site, and an interior road to the 3 large building sites and continues all the way down to the beach. The property also has a completed site plan for the first phase which was to include 18 cabins, restaurant, beach side bar, exercise center, and yoga studio. These plans could be continued or completely changed depending on desired vision for the property.
